That is possible. To protect yourself request a deadline as to when the contract becomes null and void. Like that you know you are moving towards something.

Hello,
Thanks for your quick response.
Yes, my credit score from experian is 721. I currently have negligable credit card debt (about $150). I do have a small student load with a balance of about $3500 but luckily my parents have been paying that off as per the arrangment we made before college. Also I have been working for my company for four years now, just so you get the picture.
I hope this helps you out in helping me.

So are you moving forward with the purchase? I thought you were going to be added to the deed, then proceed with a refi? That would save you from jumping through hoops and having to mess with a gift of equity.
Come back here and post what they are offering you. If we can save you money you can do the loan with us.

If you have good credit you can get a no-doc loan. With a no doc loan you will need 10-15%, as a down payment. The beauty of the no doc loan is you dont have to provide any employment or income info.

Ok... the reassessment exclusion was easy...today I went to the acessors office and they handed me a form to fill out...it will be filed with the office and the take care of the taxation issues directly with tax board...
now the deed to title is tricky... quit claim? warranty deed? or simply add me as co owner? ...

You are incorrect. I completely understand the difference between the deed/title to the house and a home loan.
Some loans allow for the assumption of a spouse, which means I can add him without refinancing, provided he qualifies. My husband and I are debating on whether or not to "assume" him to the loan. ...
